Water Turn-Off on 5/1/09

Please be advised of the following items:

 We will need to turn off the water for the entire building on Friday May 1st 2009 from 9am – 1:00pm in order to complete repairs.

Also, the gym will be closed on Friday May 1st 2009 for Maintenance and cleaning from 9am – 5pm.

We have noticed that there have been issues with the toilets and their valves not working properly. To avoid further property damages we are suggesting changing the toilet valves.

Restrictions on Parking Spaces For Delinquent Units

Dear Residents,

Please be advised as per the Rules and Regulations- Restrictions on Parking Spaces paragraph D section III - “The use of parking space and additional parking space may be regulated by rules and regulations promulgated by the Board of Directors of the Association.” It was approved by the Board of Direction that any unit owner who is delinquent 45 days or more in their Association Dues, will be denied the use of their second parking space with Valet, this also including rental units. Valet will no longer honor Validation Stickers for those units delinquent, all guests and residents will have to pay $20.00 for parking.

Miami River Commission Updates

We were fortune to have a visit from the Managing Director of the Miami River Commission and here is a Media Release Invitation:

Miami River Commission and City Year Miami Volunteers Partner to Beauty the Miami River Greenway on April 24th, 2009.

(Miami, Fl.) - To continue Earth Day celebration, over 50 City Year Miami Volunteers will join the Miami River Commission (MRC) – in partnership with the Florida Department of  Transportation, City of Miami, and Miami-Dade County on Friday, April 24th, 2009, 9 am to 2 pm, to beautify the Miami River Greenway. The volunteers will plant a tree and flowering bushes donated by Vila and Sons Landscaping, spread mulch partially donated by Fl Wood Recycling, and dirty partially donated by Eagle Carriers, pull weeds, remove litter, and paint, in order to make a new riverfront pocket park and improve the City owned Miami River Greenway along North River Drive from 1-95 to NW 6th Ave.

New Parking Fees effective March 16th, 2009

The Management Office has implemented a new parking system, effective March 16th, 2009 Valet will begin charging guests to park. This is being done so we can try to offset the costs of the valet services provided by US Parking.  New Fees:

  • First Hour-FREE
  • 1-5 hrs $4.00
  • 5-12 hrs $8.00
  • 12-24 hrs $12.00
  • Lost ticket: $20.00
  • No Validation $20.00

These rates apply to guest who have validations from the residents of the Building.  You are eligible to get 30 stickers every 3 months. You can buy additional stickers at $3.00 per sticker.

Residents with more than 2 vehicles, there will be a Monthly Parking Passes available in the Management Office for $125.00 per month, this will allow residents to park with valet unlimited in and out of the building. The Monthly pass will be available the first 10 days of the month.

Miami River Greenways Meeting April 16, 2009 @6:30pm

The Miami-Dade County Public Work Department (PWD) has a schedule a Community Meeting regarding County Project #: 20070718 on Thursday, April 16Th from 6:30 to 8:30pm at the Riverside Elementary School located at 1190 SW 2nd Street, Miami, Florida. This meeting will be conducted to afford persons the opportunity to express their view concerning the project.

The Project consists of the construction of a 25 foot wide pedestrian/bicycle shared-use river walk for six (6) separate County-owned parcels which will provide continuity to the Miami River Greenway Network. The project will include lighthing, landscaping and landscape architecture details.





A/C Annual Cleaning of the Cooling Towers on April 15, 2009

Please be advised  that Management will be conducting the annual cleaning of the Cooling Tower on Wednesday April 15th from 8:30pm to 7:00pm.

Please REMEMBER to turn OFF your Air Conditioning Units during this time to avoid any mechanical complications. Any questions or concerns, please contact the Management Office at 786-623-2250.
